Quality Control ReviewsSince 2006, it has been increasingly more apparent that quality appraisal review programs are needed to be implemented. In a market where values and prices have potential to change, mortgage investors are trying to provide competitive mortgage products, and maintain a quality portfolio. Nexus Analytix™ provides their clients with several options on the most often utilized Desk Review and Field Review products.

Residential Appraisal Desk Reviews – are typically a limited review of the technical details of the original appraisal. Verification of the sales data, of the subject property and comparable sales, is completed if it has been recorded at the time of review. USPAP, FHA/HUD, VA, USDA, lender and investor requirements can be reviewed for compliance. Recommendations for further actions are made when warranted. These services are available for single family, condominium as well as 2 – 4 family properties.

  • Technical Desk Review – are performed by qualified licensed or certified appraisers at the Nexus Analytix™ main offices in New Jersey. This review is completed on the Desk Review form NARAMU 2006 (Follow link to see report details and sample form).
  • Extended Desk Review – are performed by qualified licensed or certified appraisers who are actively appraising in the market area that the property is located. In addition to the Technical Desk Review services noted above, this appraiser will have enhanced local knowledge and trend information. The appraiser checks for additional or superior comparable sales available in the local market. This review is completed on the Desk Review form NARAMU 2006 (Follow link to see report details and sample form).

Residential Appraisal Field Reviews – are a more detailed limited review of the technical details of the original appraisal. Verification of the sales data, of the subject property and comparable sales, from available market data sources are conducted. USPAP, FHA/HUD, VA, USDA, lender and investor requirements can be reviewed for compliance. Recommendations for further actions are made when warranted. These services are available for single family, condominium as well as 2 – 4 family properties.

  • Residential Field Review – are performed by qualified licensed or certified appraisers who are actively appraising in the market area that the property is located. The appraiser performs a field review of the exterior of the subject property and the comparable sales. This appraiser will have enhanced local knowledge and trend information. The appraiser checks for additional or superior comparable sales available in the local market and provides a sales grid to support an opinion of value that varies from the original appraised value.   • Residential Field Review with Interior Inspection – are the same services as provided with the Residential Field Review noted above with the additional benefit of an interior inspection.This review is completed on the Field Review form FNMA 2000 / FHLMC 1032 (Follow link to see report details and sample form).
  • Extended Residential Field Review – are the same services as provided with the Residential Field Review noted above with the additional benefit of an interior inspection. This report will also include two additional comparable sales that support the reviewers opinion of value. This review is completed on the Field Review form FNMA 2000 / FHLMC 1032 (Follow link to see report details and sample form).
